Surprise Home Evaluation

Under contract buyers all have the right to have your home inspected. They will hire someone to make sure there is nothing wrong with anything in the home. This shouldn’t cause problems if you are properly prepared. Everything in your house should be ready to be inspected. Do not sit back and hope they will not notice something — save yourself the time and trouble and get it fixed.

Make sure your home is in prime condition for sale. Check all major appliances, the foundation, the roof, etc., because if a buyer finds problems during a home inspection, they might withdraw their offer. Consult your real estate agent on what needs to be done, then check and recheck to make sure that your house is ready according to the real estate agent. They are the expert and will notify you of exactly what needs to be done.

It would be to your advantage to have someone do an inspection before you even put the house on the market. Even if it is not something that you think is that important, still take the time to make it look good.

The condition of your house will be looked at very closely from the beginning to the end of the sale of your home. It will be evaluated when your agent places an asking price on the home, when buyers come to open houses and when you have your Surprise home evaluation. If you go about it this way, your house can go on the market having already passed a house inspection, and your Surprise home evaluation will just be one more step in the sale.

If a problem is found during the Surprise home evaluation this could seriously threaten the possibility of the sale closing as you would have hoped. If it is a big problem, then your potential buyer may withdraw their offer completely. A moderate or small problem could become a condition of the sale or lower the price. Avoid these problems and fix everything before you even put the house on the market — it will save you and the buyer a lot of time and frustration.

One way to find a home inspector to review your home is to search online. The seller, of course, is responsible for paying the inspector before the sale; and if the buyer wants an inspection done they are responsible for paying an inspector.

Your Surprise home evaluation is just one more step in the sale of your home. If you are properly prepared, it shouldn’t cause any problems in the process of your sale.
